Del Mar homes and what their floors need

Del Mar was laid out in 1885 as a seaside resort and incorporated in 1959, partly to keep high-rises off its coast. Many of its landmark homes went up between 1912 and 1920, and Old Del Mar still shows the Tudor Revival style that followed the Stratford Inn of about 1910. Beachfront houses fill the Beach Colony and North Beach, while Del Mar Heights, part of the City of San Diego, shares the Del Mar mailing address. Solana Beach, incorporated in 1986, adds large condominiums built atop the sandstone bluffs before incorporation and Eden Gardens, a neighborhood formed in the 1920s.     Much of north Del Mar sits near the San Dieguito River at low elevation, and parts of it fall within a mapped flood zone. Slabs on low ground can carry more moisture vapor, and vapor pushing up from below is a common reason coatings blister and peel. We measure vapor emission with a calcium chloride test or relative humidity probes before recommending a system, and where readings run high we specify a moisture-mitigating epoxy primer.

    Del Mar regularly sits under thick marine-layer clouds because it lies between two lagoons with the ocean to the west. Damp, salty air leaves a film on garage floors, and on bare concrete it can feed efflorescence and surface wear over time. A non-porous coating with a polyaspartic topcoat seals the surface, so an occasional hose rinse clears the salt before it builds up.
