La Jolla's housing stock spans more than a century. A few beach cottages from the 1890s still survive near the Village, and the Barber Tract by Windansea was sold with French Normandy and English Tudor style homes. Bird Rock was subdivided in 1906 and filled in during a 1950s population boom, and La Jolla also holds mid-century modern houses by local architects such as Russell Forester. Hundreds of homes line the narrow, winding roads on the slopes of Mount Soledad, and La Jolla Farms has estates on the cliffs above Black's Beach.   • Salt air and damp mornings near the water

    Homes within a few blocks of La Jolla Cove, Windansea or the Shores live in salt air. Chlorides settle on bare concrete, and damp marine-layer mornings can draw white efflorescence to the surface of older slabs. A fully sealed, non-porous coating keeps salt and moisture out of the top of the slab and lets you rinse the floor clean. We also seal the slab edges and the threshold at the garage door, where water and grit collect.

  • Why La Jolla epoxy flooring needs a UV-stable topcoat

    If your garage faces west toward the ocean, an open door lets afternoon sun reach the floor. Standard epoxy ambers and chalks under UV over time, which shows quickly on light colors. We finish with a UV-stable polyaspartic topcoat that holds its color and gloss in sunlight and resists hot-tire pickup when you pull in after a drive. The same reasoning applies to coated patios and pool surrounds on view lots.

  • Older slabs, steep driveways and narrow streets

    A slab poured many decades ago may have no vapor barrier beneath it, old paint or patches on top, and settlement cracks across it. We test moisture with a calcium chloride kit or an RH probe, grind away old coatings and repair cracks before any coating goes down. On steep hillside driveways we add a slip-resistant texture, and on tight Mount Soledad streets we plan equipment and parking with you in advance.
